Parkspring Multifamily is moving forward with The Lucille, a new Class A garden-style apartment community planned along Friendship Lane just west of Main Street in Fredericksburg, Texas. The project is designed as a 240-unit rental community and is positioned as a high-amenity offering within the local multifamily market.

The Lucille will be composed of 240 residences, with a mix that includes 156 one-bedroom apartments and 84 two-bedroom apartments. This unit configuration suggests a focus on both single renters and smaller households while maintaining a consistent Class A profile across the property.

Planned amenities for residents include a swimming pool and an on-site fitness center, supporting lifestyle and wellness expectations typical of newer Class A multifamily assets. The property will also feature an upscale clubroom and a game room equipped with a golf simulator, aiming to provide expanded recreational options within the community.

To address evolving work patterns, the development will incorporate dedicated co-working spaces, giving residents access to on-site areas suitable for remote work and collaboration. Additional convenience features include covered parking and oversized detached garages, which expand parking and storage options beyond standard surface spaces.

The site plan also calls for a fenced pet park, reflecting demand for pet-friendly amenities, as well as a package room intended to streamline handling of resident deliveries. These elements are part of a broader amenity set designed to support daily living and resident retention within the property.

Construction on The Lucille is expected to begin imminently. According to the current schedule, the first residential deliveries are anticipated in 2028, with full project completion projected shortly after initial units come online. No additional phasing, leasing, or stabilization details were disclosed.

Parkspring Multifamily has an established presence across the Texas multifamily market, having developed at least eight apartment communities in cities including Houston, Dallas, Fort Worth, Austin, San Antonio, and New Braunfels. The company also has The Lucille at Cottonwood Creek, a separate 372-unit multifamily project, under construction in Waco. Across its broader platform, Parkspring Multifamily reports having developed or acquired more than 32,000 multifamily units nationwide, with an aggregate capitalization exceeding $3.2 billion.
