Repeat Tri-State acquisitions by Pantzer in a single year highlight ongoing capital allocation to newer, transit-oriented multifamily assets with integrated retail. The fully leased retail component supports durable income streams alongside the residential units in a key commuter corridor.

Pantzer has acquired The Point Woodbridge, a luxury multifamily community in Woodbridge, NJ, in a $79 million transaction arranged by JLL Capital Markets. The property, formerly known as Avenue & Green, comprises 232 apartments and was rebranded by the buyer following the sale. The acquisition marks Pantzer’s second purchase in the Tri-State area this year, following its July acquisition of The Point Stamford.

JLL Capital Markets represented the sellers, Prism Capital Partners and Northwestern Mutual. The JLL team included senior managing directors Jose Cruz, Mike Oliver and Steve Simonelli, senior director Elizabeth DeVesty, director Austin Pierce and senior analyst CJ Anania. The transaction underscores continued investment activity around newer, well-located multifamily assets with integrated retail in established commuter corridors.

Completed in 2021, The Point Woodbridge combines residential and street-level retail space in a transit-oriented setting. The community includes 10,000 square feet of fully leased retail space, with tenants such as LeGrand Coffee House, Wonder and The UPS Store. The fully occupied retail component adds an additional income stream alongside the 232 residential units, positioning the asset as a mixed-use property within a walkable environment.

The property is located at 10 Green St. in Woodbridge, adjacent to regional transportation infrastructure. It sits near NJ Transit’s Woodbridge Train Station, providing commuters with approximately 45-minute rail access to Manhattan. The location offers direct roadway connections to Route 1, the New Jersey Turnpike and the Garden State Parkway, linking residents to both local employment centers and the broader regional highway network.

The Point Woodbridge is situated within the Metropark/Route 1 Employment Corridor, a major job center served by both rail and highway infrastructure. The area’s connectivity and employment base support demand for transit-oriented multifamily housing, particularly newer properties completed in recent years. With its combination of modern residential units, fully leased retail and direct transit access, the asset aligns with investor interest in well-located, mixed-use multifamily product in the Tri-State region.
