Ownership of West Sacramento Apartments Changes After Three Decades

Newmark has successfully arranged the sale of Rivergate Apartments, a 126-unit, value-add multifamily community located at 900 Simon Terrace in West Sacramento. Although the sale price remains undisclosed, the transaction represents a significant milestone as it marks the property’s first change in ownership in nearly three decades.

The deal was facilitated by Managing Director Will Blucher and Associate Wills Vlasek, who represented the seller, McCarty Sacramento Property LLC. The property was acquired by a private investor, IMG II, LLC.

“This transaction marks the property’s first sale in nearly 30 years and highlights sustained investor interest in Greater Sacramento’s rental housing market, with particular momentum in the West Sacramento submarket, one of the region’s premier growth areas,” said Blucher.

Located less than three miles from Sacramento’s Central Business District, Rivergate Apartments features a mix of 72 one-bedroom and 54 two-bedroom units, spread across 10 two-story buildings on a 3.59-acre site. The community offers a range of amenities, including a gated swimming pool, standalone leasing office, community laundry facilities, and spacious interior courtyards. Its prime location provides residents with convenient access to major employment hubs, retail centers, and recreational amenities throughout the region.
