**Fully Leased Sacramento Office Building Sold for $6 Million**
CBRE has announced the $6 million sale of a 46,149-square-foot office property located at 3900 Lennane Drive in Sacramento. The transaction was facilitated by CBRE’s Matt Post, Sammy Cemo, and Anthony DeLorenzo, in partnership with Tony Whittaker, representing a private seller. The buyer was identified as 2919 Prom R&T LLC.
“This transaction underscores the growing investor appetite for stabilized suburban office assets,” said Matt Post, First Vice President at CBRE. “The building offers a rare combination of long-term leases and recent capital improvements, positioning the buyer for strong upside in a rapidly evolving Sacramento office market.”
Originally built in 1978, the two-story building has undergone extensive renovations. The property is fully leased, with a weighted average lease term (WALT) of 5.2 years. Notably, 78% of the current tenants signed leases post-COVID, highlighting strong leasing momentum in the North Natomas submarket.
The building is strategically located across from the Target-anchored Promenade at Gateway and Truxel Gateway, and offers convenient access to Interstate 80.
