**Sacramento Flex Building Sells to Owner-User for $1.75M**
Marcus & Millichap has announced the sale of a 9,600-square-foot single-tenant flex property located in Midtown Sacramento. The property, situated at 1819 East Street, sold for $1,750,000.
“The sellers’ family business, Toms Printing, operated in the space since 1989 before closing in 2015,” said James Beeghly, associate at Marcus & Millichap’s Sacramento office. “After briefly leasing the property to another print shop, the sellers decided to list it for sale to an owner-user. This sale achieved 99% of the recommended list price. Flower Fist Art Market acquired the property and plans to expand their current operations, making this a strategic move for their continued growth in Midtown.”
Beeghly worked alongside Russ Moroz, Christopher Drake, Abdullah Sulaiman, and Matt Sulaiman, all investment specialists in the firm’s Sacramento office, to market the property on behalf of the seller.
Originally constructed in 1966, the building features a flexible layout designed to accommodate a variety of owner-user applications. Its Midtown location and adaptable space make it well-suited for businesses seeking to establish or grow their presence in the Sacramento market.
