"Owner of Hollywood Office Purchases Adjacent Property"

The property at 747 Seward St. in Hollywood has been purchased by Brian Ballard, founder of bipartisan lobbying and PR firm Ballard Partners, for $3,250,000. The transaction was facilitated by Kidder Mathews EVP and managing director John Anthony and SVP Christopher Steck.

In the spring of 2023, Ballard expanded his ownership in the area with the acquisition of an adjacent Class A office property at 743 Seward St., which he purchased for $10,950,000. This three-story building was constructed by Plus Design Group in 2021 and boasts a modern open design with floor-to-ceiling steel frame windows. It also features a private terrace spanning nearly 600 square feet and is home to a historic oak tree on its front lawn.

Located within Hollywood’s media district just one block from Melrose Avenue and surrounded by popular shopping and dining destinations within walking distance,the building has garnered significant interest from potential tenants since its purchase,surpassing full occupancy.

Originally built in1936 as a single-story structure,the former office space at747Seward will be demolished to make way for surface parking until future development plans are finalizedand implemented.
