Opus has started construction on Canal Crossing Commerce Center, a speculative industrial project totaling 898,500 square feet in Canal Winchester, Ohio. The three-building development is rising on a 72-acre site and is designed to accommodate users seeking modern logistics and industrial facilities in a master-planned setting.
The site is positioned three miles from Interstate 270, creating direct access to the regional highway network. It also sits five miles from Rickenbacker International Airport, a key air cargo hub, and approximately 10 miles from downtown Columbus. This combination of interstate and air freight connectivity places the project within a short distance of population centers and distribution corridors across Central Ohio.
According to Opus, the industrial park is expected to support more than 400 jobs once occupied. In addition to vertical development, the company is committing more than $4 million to public infrastructure improvements as part of the overall plan. Those upgrades are intended to support the project and surrounding area, enhancing roadway and utility capacity to accommodate future industrial and commercial activity.
Red Architecture is serving as the architect of record for Canal Crossing Commerce Center, providing design services for the three-building layout and associated site planning. Kimley-Horn is the civil engineer of record, responsible for engineering and infrastructure coordination across the 72-acre site. Together, the design and engineering teams are working with Opus to deliver a modern industrial environment that can be tailored to a range of logistics and distribution users.
Leasing efforts are being led by Colliers, with Jonathan Schuen and Michael Linder marketing the buildings for lease. The speculative nature of the project is intended to capture demand from companies that require move-in-ready industrial space with contemporary clear heights, loading, and circulation, while also benefiting from proximity to both interstate and air cargo infrastructure.
Alex Vulic, vice president of real estate development with Opus, noted that Canal Winchester has rapidly become one of Central Ohio’s most attractive industrial submarkets. He added that Canal Crossing Commerce Center is positioned to serve companies looking for modern industrial facilities in a location that offers both accessibility and labor access.
Separately, Connect Industrial West is scheduled for August 20 in Irvine, California. The conference will convene industrial owners, investors, developers, brokers, lenders, and occupiers from across the Western U.S. for market insights, transaction-focused discussions, and networking opportunities.
