**OpenPath Acquires 528,750-Square-Foot Industrial Facility in East Texas**

OpenPath Industrial Partners has acquired a 528,750-square-foot industrial distribution center located at 2938 Brown Road in Marshall, Texas. The property is situated in far East Texas, approximately two hours east of Dallas. According to Commercial Edge, the facility was previously owned by Minglewood Properties. The transaction was brokered by Binswanger, and the asset was once listed for $16.8 million.

Prior to closing the deal, OpenPath successfully secured a lease for the entire building with a Fortune 500 company. Originally constructed in 2001, the property includes 7,000 square feet of built-out office space, which features break rooms and a conference room. The facility also offers 300 paved and lighted parking spaces and allows for potential demising or future expansion.

Strategically located, the site offers convenient access to major transportation routes including U.S. Highway 80, U.S. Highway 59, and Route 42.

Jason Lennartz of OpenPath commented on the acquisition, stating, “It’s a rare combination of scale, infrastructure and location that aligns perfectly with our strategy of acquiring logistics-oriented assets in high-demand transportation corridors.”
