GreenBarn Investment Group and FarmView Ventures have secured a long-term lease renewal with global law firm O’Melveny & Myers LLP at 1625 Eye Street NW in Washington, D.C.’s Central Business District. The firm has signed a 15-year renewal for approximately 100,000 square feet at the office property, which totals 405,000 square feet. The transaction extends the relationship between O’Melveny and the building’s ownership and underscores the tenant’s commitment to the location.
The renewal is described as a significant milestone for GreenBarn and FarmView as they continue to execute a comprehensive transformation of 1625 Eye Street alongside capital partner Farallon Capital. GreenBarn, FarmView and Farallon acquired the property in 2025, and the new lease term with the asset’s largest tenant supports their business plan for the building. Specific details of the repositioning effort were not disclosed, but the transaction is framed as an important step in that broader initiative.
Avison Young serves as the leasing broker for the ownership at 1625 Eye Street. The O’Melveny renewal was negotiated by an Avison Young team from the firm’s Washington, D.C. office, including Eli Barnes, Jonathan Wellborn, Will Stern, Lauryn Harris and Macy Parana, who represented the ownership in the transaction. On the tenant side, representation was provided by multiple brokerage firms. Jeff Welch of CBRE, along with Greg McCavera and Ella Adkins of JLL, advised O’Melveny & Myers LLP in the lease renewal.
O’Melveny has maintained a presence at 1625 Eye Street since 2003 and occupies the building’s top three floors. The firm is identified as the property’s largest tenant, reinforcing its importance to the asset’s rent roll and overall occupancy profile. While rental economics and other financial terms were not disclosed, the 15-year commitment adds substantial term to the building’s income stream.
Located two blocks north of the White House, 1625 Eye Street is positioned in the heart of Washington, D.C.’s Central Business District. The office property features a nine-story atrium that serves as a central architectural element and a 425-space parking garage that provides on-site parking for tenants and visitors.
