**Former Fort Worth Oncor Offices Converting to Apartments, Retail**
3L Real Estate, which acquired the 115th Street West building in 2023, is set to begin a major adaptive reuse project in downtown Fort Worth. The company has tapped Hasen to begin construction in the coming months, converting the former Oncor Building from an office tower into a multifamily residential property.
The building, to be rebranded as 115th West 7th Street, will be transformed into approximately 330 residential units in the 16-story, 300,000-square-foot structure. The residences will include a mix of studio, one-bedroom, and two-bedroom apartments. The mixed-use development will retain the current ground-floor restaurants and retail while adding modern amenities such as new atriums, a fitness center, and a business center. The project is scheduled for completion within the next two years.
Originally built in 1952, the building once served as the headquarters for Fort Worth National Bank. It currently houses high-end dining establishments including The Capital Grille and Little Red Wasp, along with a PlainsCapital Bank branch.
