### Downtown Atlanta Office Tower Hits the Market

The 36-story **101 Marietta St.** tower is officially up for sale. According to the *Atlanta Business Journal*, real estate experts estimate that offers for the 675,000-square-foot building will be around **$67.5 million**. The property, which overlooks **Centennial Yards**, has been a notable fixture in Atlanta’s skyline.

The building is currently owned by **Dilweg Cos.**, which purchased it for **$68.8 million** in 2015. A previous attempt to sell the tower in 2020 anticipated offers exceeding **$150 million**. However, market conditions have since shifted, with **Downtown Atlanta’s office vacancy rate exceeding 30%**, according to *CBRE’s* fourth-quarter 2024 data.

The sale is being handled by **Newmark’s Jay O’Meara, Justin Parsonnet, and Ryan Reethof**, in partnership with **CBRE’s Will Yowell**.

Currently, **101 Marietta** is **62% leased**, with tenants including the **Atlanta Hawks**, coworking company **Industrious**, and the offices of **Centennial Yards Co.**
