### Office-Hotel Development Near Union Station Listed for Sale

Office Properties Income Trust has engaged Eastdil Secured to market the sale of 20 Massachusetts Ave. NW, a mixed-use office and hotel project near Union Station in Washington, D.C.

The 428,000-square-foot development features a 274-key Royal Sonesta hotel alongside four floors of office space. According to the *Washington Business Journal*, the property includes modern amenities, a penthouse, and over 13,000 square feet of retail space. Leasing materials from CBRE indicate that the office space is currently vacant.

The move to sell comes less than two years after Office Properties Income Trust (OPI) and RMR Group completed the $200 million project. OPI’s latest investor presentation values the full building at $286.85 million, with a reported occupancy rate of 56%. RMR Group, based in Newton, is an alternative asset management firm that oversees both OPI and Sonesta.
