Ardent Properties has sold the Century Springs Office Park in Sandy Springs for $20.75 million, marking a notable office transaction in the Central Perimeter submarket. The infill complex totals 192,247 square feet across two mid-rise office buildings and has been held by Ardent since 2014.
A partnership between OA Development and Buligo Capital Partners acquired the asset. The purchase continues OA Development’s recent push into the office sector, with Century Springs representing the firm’s fourth office acquisition in its current expansion. With this deal, OA’s office portfolio now exceeds 2 million square feet.
Newmark Capital Markets arranged the disposition, with Jay O’Meara, Justin Parsonnet and Ryan Reethof representing The Ardent Companies in the transaction. The sale underscores ongoing investor interest in stabilized, well-located suburban office product within established employment corridors.
Century Springs has maintained average occupancy above 90% for more than a decade, indicating consistent tenant demand and durable income performance at the property. The two-building office park’s infill positioning within Central Perimeter provides access to a concentration of corporate users and surrounding amenities.
The property is expected to benefit from the completion of the neighboring Hillcrest mixed-use development, which is anticipated to enhance the immediate area’s amenity base. In addition, the office park offers walkability to City Springs, Parkside Shops and other nearby retail and lifestyle destinations, supporting its appeal to tenants seeking amenity-rich suburban locations.
For the buyer partnership, the acquisition adds a high-occupancy, income-producing office asset in a mature submarket, aligning with an investment thesis focused on well-leased, infill properties. For the seller, the transaction crystallizes value after a multiyear hold period that spanned a decade of strong occupancy performance at the campus.
