The NRP Group, working in partnership with Marshall Heights Community Development Organization, Inc., has marked the completion and grand opening of Emblem Apartments, a new affordable multifamily community in Washington, D.C. The property delivers 115 income-restricted units in the NoMa and Union Market area, adding new affordable options in a corridor that has seen substantial private investment and amenity growth in recent years.

Emblem Apartments is located at 301 Florida Avenue NE on a triangular site configured in a flatiron-style footprint. The 13-story building stands just over one mile from the U.S. Capitol Building, positioning residents close to the citys central civic and employment hub. Its immediate adjacency to the Union Market District places the community within walking distance of a wide range of dining, shopping, and entertainment choices that have emerged around the markets redevelopment.

Chris Marshall, Vice President of Development at The NRP Group, said the name Emblem was chosen to reflect how the project represents the firms commitment to delivering deeply affordable housing in high-access, high-opportunity neighborhoods. The company and its nonprofit partner focused on delivering affordability in a part of the city known for strong demand and rising costs, underscoring the importance of preserving and expanding lower-cost options in infill locations.

The development was financed through a collaborative capital structure that brought together several District of Columbia entities and a private financial institution. According to the project partners, the DC Housing Finance Agency, DC Department of Housing and Community Development, DC Housing Authority, DC Green Bank, and Bank of America all played roles in making the transaction viable. The combination of local housing agencies and a green bank alongside a national bank points to a layered approach to funding the community.
