The combination of construction and permanent bank debt with LIHTC equity underscores that well-structured affordable housing projects in established Texas metros continue to attract balance-sheet lending support.

The NRP Group has broken ground on Arbor Ranch, a new affordable multifamily community in Denton, Texas, developed in partnership with the Denton Housing Authority. The project is designed to serve families earning between 30% and 70% of the Area Median Income, expanding income-restricted housing options in the city.

Located at 2820 Roselawn Drive just off Interstate 35, Arbor Ranch is planned as a 297-unit community on a 22-acre site. The development will comprise nine three-story residential buildings offering a mix of one-, two-, three-, and four-bedroom apartments, targeting a range of household sizes.

Truist Bank is providing the capital stack for the project, including a $68 million construction loan. Long-term debt will be furnished by Grandbridge Real Estate Capital, a wholly owned subsidiary of Truist, which is supplying $48 million in permanent financing. The capital structure also includes a $33 million low-income housing tax credit equity investment to support the community’s affordability targets.

Planned resident amenities at Arbor Ranch include an outdoor pool, playground, barbecue and picnic areas, a children’s activity room, and a community lounge. The development will also offer onsite resident services such as after-school programming, with the goal of supporting families and contributing to longer-term housing stability.

Construction is underway, with the first residential units at Arbor Ranch expected to be available in early 2027. As work progresses, the community is positioned to add a sizable tranche of income-restricted multifamily housing to Denton’s supply once it is delivered.
