NRP Group Partners with Austin ISD on $142 Million Housing Development

NRP Group is set to collaborate with the Austin Independent School District (AISD) on a $142 million housing initiative aimed at providing affordable housing options for teachers, district staff, and families. The development will span two properties and include a total of 684 residential units—one building with 339 units and another with 335 units.

As part of the project, AISD plans to demolish the Anita Coy Facility, currently home to the district’s Alternative Learning Center, to make space for the new apartment complexes.

Approximately 50% of the units are expected to be income-restricted, making the project a significant step toward addressing affordability in Austin. While the initiative is supported by AISD, future residents are not required to be district employees.

The planned amenities will include a swimming pool and a playground. Hatch + Ulland Owen is the architectural firm behind the design, and NRP Construction will serve as the general contractor.

Construction is projected to begin in December 2025, with units anticipated to be available for rent by 2028.
