The NRP Group and Brooks have broken ground on Lucia at Brooks, a new multifamily community planned adjacent to the Brooks development on San Antonio’s Southside. The project is described as a $72 million, 353-unit apartment community and represents the latest phase of residential growth within the broader Brooks mixed-use environment. Architecture firm Davies Collaborative, based in Austin, has been engaged to lead the design of the property.
Lucia at Brooks is being developed at 9501 SE Loop 410 in the Brooks area. The three- and four-story community is planned to deliver a range of one-, two-, and three-bedroom layouts, with units designed to feature upscale in-unit finishes. The residential offering is aimed at complementing the surrounding live-work setting that has been emerging on the former Brooks Air Force Base site.
The amenity package for Lucia at Brooks is expected to include a luxury pool, a business center, and a dog park, supporting both resident lifestyle needs and remote or hybrid work patterns. The property is also positioned near recreational options, with hiking and biking trails along the Mission Reach located in close proximity to the site. This connectivity to outdoor amenities aligns the community with the broader open-space framework of the Brooks area.
In addition to its residential component, Lucia at Brooks is planned as a mixed-use development that will incorporate five acres of retail space to be developed alongside the apartments. While specific retailers and build-out plans for the commercial component have not yet been detailed, the inclusion of retail is intended to add to the emerging mix of uses that has been taking shape at Brooks.
Completion of Lucia at Brooks is slated for 2027, adding another phase of housing to the evolving campus. The community will be the fourth multifamily housing property developed under the ongoing partnership between Brooks and The NRP Group, underscoring a continuing strategy to expand residential options within the district. The broader Brooks site, once home to Brooks Air Force Base, has been repositioned into a mixed-use hub that now supports jobs, housing, and supporting services for the surrounding area.
