Novant Health has acquired a parcel from the City of Rock Hill to develop a new medical campus with a planned investment of $300 million. The project will be built on approximately 25 acres within Palmetto Research Park and is expected to support the equivalent of 255 full-time jobs once fully operational. The site, shown in prior materials from the park, represents a sizable healthcare expansion for the area.
According to reporting from the Charlotte Business Journal, the medical campus is currently in the design phase. While specific construction milestones have not been finalized, the project could move forward to groundbreaking in the first half of 2027. The timeline indicates that planning and design work will continue over the next several years before vertical construction begins.
The development site is positioned adjacent to Interstate 77 and is served by Exit 81, providing direct highway connectivity for patients, staff, and service providers. The parcel also benefits from Norfolk Southern rail access, adding multimodal transportation options that may support both construction logistics and long-term operational needs for the campus.
Rock Hill took ownership of the land in late 2022 through a Chapter 11 bankruptcy process, and the subsequent sale to Novant Health represents a repositioning of the property for institutional healthcare use. Transitioning the site into a medical campus aligns the land with an end user that can activate employment, investment, and ongoing services on a long-term basis.
Novant Health is described as a super-regional, not-for-profit healthcare system with a broad footprint across the Carolinas and the broader Southeast. Its network spans more than 850 locations, including 19 medical centers and over 730 physician clinics, as well as urgent care and outpatient facilities. The system focuses on accessible, value-based care and advanced specialty services, and the Rock Hill campus will join this existing portfolio of healthcare assets.
While detailed design, construction phasing, and delivery dates have not been disclosed, the combination of a substantial capital commitment, strong regional healthcare operator, and well-connected site suggests that this campus will be a material addition to the local healthcare infrastructure once completed.
