**Affordable Housing Expansion in Goulds**
ANF and McDowell Housing Partners are advancing their efforts to bring more affordable housing to South Florida with the development of Southpointe Vista Phase II. Located in Goulds, Florida, the new phase will deliver 208 additional units within a 12-story building for households earning between 30% to 70% of the Area Median Income (AMI). This follows the recent completion of Phase I earlier this year, marking continued progress in addressing the region’s housing needs.
**$55.4 Million Industrial Portfolio Sale in Broward**
Cushman & Wakefield facilitated the $55.4 million sale of The Broward Collection on behalf of Elion Partners. The portfolio includes two industrial buildings: a 158,000-square-foot distribution center at 1111 SW 30th Avenue in Deerfield Beach, and a 63,045-square-foot fully leased property at 1121–1141 NW 31st Avenue in Pompano Beach. The buyer in the transaction was Exeter. Cushman & Wakefield’s brokerage team included Mike Davis, Dominic Montazemi, Rick Brugge, Rick Colon, and Greg Miller, along with industrial leasing experts Matthew McAllister and Christopher Thomson.
**CP Group and DRA Advisors Ink Major Office Leases in Downtown Miami**
CP Group and DRA Advisors have executed over 80,000 square feet of leasing activity at the iconic Miami Tower, a 47-story Class A office skyscraper located in Downtown Miami. Littler Mendelson P.C., the world’s largest labor and employment law firm, has signed a new lease at the tower, set to take effect later this year. JLL’s Zach Wendelin, Adam Bernstein, and Jessica Reyes represented the tenant in the transaction.
**Affordable Housing Project Launches in Fort Myers**
McDowell Housing Partners has secured the site for its latest affordable housing development, Ekos on Evans, in Fort Myers. Situated at 3501 Evans Avenue, just under two miles from downtown, the project will offer 144 affordable units across five garden-style buildings. Targeted toward households earning 30%, 60%, and 70% of the Area Median Income, the community will include one-, two-, and three-bedroom units ranging from 644 to 1,161 square feet.
