CRE Market Beat Take
A 15-year, purpose-built headquarters lease in a mixed-use district reinforces demand for newer office product even as tenants consolidate into higher-quality locations.

Northwest Bank has selected Dublin, Ohio for its next corporate headquarters, committing to a new 75,000-square-foot office building within Bridge North, a mixed-use project in the city's Bridge Street District. The move will shift the company's headquarters operations from its current location in Easton to a purpose-built facility designed specifically for its corporate functions. The new headquarters will be part of a broader development that integrates multiple commercial uses and public spaces in a single district.

Bridge North is being developed by the Daimler Group as a mixed-use destination that will combine office space with hospitality, retail and public gathering areas. Within this setting, Northwest Bank's headquarters will serve as a key office component of the project, positioning the institution within an emerging urban-style district. The surrounding mix of uses is intended to support both daytime activity from office workers and broader community use.

Northwest Bank expects to complete its relocation in the first half of 2029, when it plans to move into the new headquarters building. The space is being described as purpose-built, with the design tailored to the bank's operational needs and long-term growth plans. The company states that the headquarters workforce is expected to more than double by 2034, and the new building is planned to accommodate that expansion within the term of the initial lease.

The bank has assembled a project team that includes several local and national real estate players. The Daimler Group is leading development of Bridge North, while Columbus-based architectural firm Moody Nolan has been engaged to design Northwest Bank's headquarters space. JLL has been retained to provide brokerage and project management services for the project, supporting the bank through planning, leasing and delivery of the new facility.

Northwest Bank describes the headquarters investment as an important step in its ongoing growth and transformation strategy. According to the company, Dublin's collaborative stance toward supporting businesses was a factor in the location decision. The new headquarters is being secured under an initial 15-year lease term, underscoring a long-duration commitment to the Bridge Street District and to the Dublin market.
