Northpond Partners Acquires Chadbourn Mill for $12.5M Investment

White Point Partners has sold the historic Chadbourn Mill to Chicago-based Northpond Partners for $12.5 million, with Stream Realty and Jared Londry of Point Blank Ventures representing White Point in the transaction. The Optimist Park property at 2520 N. Brevard St., built in 1929 by Rufus D. Wilson as a hosiery and textile mill called Larkwood, operated into the 1970s before being purchased by J. Chadbourn Bolles and partners who changed its name in 1945 .

In 2019, White Point and real estate investment firm FCP acquired this asset for $4.4 million with plans to repurpose it into 37,432 square feet of offices plus 2,257 square feet of retail space – making it Northpond’s third purchase within Charlotte city limits following their 2020 acquisition of 110-year-old Latta Arcade (now known as The Alley at Latta Arcade) along with 2021’s Packard Place building (renamed The Stuward).
