Northmarq Helps Sell Mission-Critical Industrial Property Worth $8.65M

Northmarq’s Chicago investment sales office facilitated the sale of a single-tenant industry property for $8.65 million. Senior Vice President and Managing Director BJ Feller and Senior Investment Analyst Josh Dicker represented the seller, a Michigan-based developer, while the buyer was a private investor based in California.

The 77,100-square foot facility at 3333 Bald Mountain Road in Auburn Hills is fully leased to Morrell Group – including Stegner Controls as one of its divisions – which is an advanced motion control solutions distributor for industrial and mobile applications with their fastest growing division being Stegner Controls. The property includes 57,825 square feet of warehouse space and 19,275 square feet of office space situated along the edge of an industrial park home to General Motor’s Orion Assembly Plant (4.3 million square foot facility).

This mission critical asset provides great value to both parties involved due its strategic location near GM’s assembly plant as well as Morrell Group’s presence onsite making it ideal for continued growth potential into future years ahead
