The trade underscores investor appetite for well-located, historically significant multifamily assets adjacent to large-scale mixed-use reinvestment, reinforcing the durability of walkable Plaza-adjacent corridors in portfolio strategy.

A mid-rise multifamily property adjacent to Kansas City’s Country Club Plaza has changed hands, with Northmarq’s Kansas City Investment Sales team arranging the transaction. The Robert Browning Apartments, a seven-story, 64-unit community at 4809 Roanoke Parkway in Kansas City, Missouri, was sold in a deal that underscores investor focus on walkable, amenity-rich locations. Northmarq’s team, led by David Belpedio, Jeff Lamott and Casey Wilhm, brokered the sale.

Northmarq represented the seller, Bellada LLC, in the disposition of the asset. The buyer, Bird Enterprises LLC, acquired the property as an investment near one of Kansas City’s most established residential corridors. While financial terms of the transaction were not disclosed, the parties emphasized the combination of historic character and location as key drivers of investor interest.

The Robert Browning Apartments total 36,248 square feet across seven stories, reflecting a mid-rise profile in a dense, infill setting. Built with 1920s architectural character, the community offers residents a historic living environment that differentiates it from more contemporary stock in the market. Its scale and design position it as a boutique multifamily asset rather than a large-scale institutional complex.

The property’s address on Roanoke Parkway provides immediate access to the Country Club Plaza area, with its concentration of shopping, dining and employment options. The walkable environment and proximity to these amenities are central to the asset’s investment appeal, giving residents access to daily needs and entertainment without reliance on long commutes. This connectivity is particularly relevant as investors continue to evaluate locations based on live-work-play dynamics.

The ongoing $1.5 billion transformation of the Country Club Plaza further frames the strategic context for the acquisition. As the Plaza area modernizes and expands its mix of uses, properties in the surrounding residential corridors stand to benefit from enhanced infrastructure, upgraded public spaces and an evolving tenant and visitor base. The Robert Browning Apartments’ position near this activity contributed to its profile as a compelling long-term hold.

Commenting on the sale, Northmarq’s David Belpedio noted that the asset drew strong attention from the market despite the broader evolution underway at the Plaza. He highlighted that the property’s thoughtful preservation and historic qualities demonstrated that older multifamily buildings can generate value beyond straightforward financial metrics. The transaction illustrates how well-maintained, character-rich multifamily communities can remain competitive within established, high-amenity neighborhoods undergoing large capital investment.
