Northern Builders has started construction on a 365,000 square foot build-to-suit industrial facility in New Lenox, Illinois, for an undisclosed user. The project is rising within Cherry Hill Business Park, adding a large-format, modern logistics and industrial option to the park’s existing inventory. The developer is delivering the asset on a build-to-suit basis, indicating that the design and layout are tailored to the operational requirements of a specific occupier rather than being constructed on a speculative basis.
The facility is being developed on approximately 19.9 acres along W. Spencer Road in what is described as the highly desirable southwest suburban Chicago submarket of New Lenox. The location provides regional connectivity to the broader Chicago metropolitan area through close access to Interstate 80 and the interchange with I-355. This transportation access is positioned to support distribution, logistics or manufacturing users that rely on efficient highway connections for regional reach and same-day or next-day service coverage.
The planned building includes several modern industrial specifications. It will offer a 40 foot clear height, providing ample vertical space for high-stack racking and advanced material-handling systems. The design incorporates 13,808 square feet of office space, allowing for administrative, management and support functions to be housed on-site. In addition, the project will include 12,911 square feet of mezzanine space, which can accommodate supplemental office, light production or storage uses, depending on the needs of the end user.
Site planning favors both employee and truck circulation. The project calls for 412 car parking spaces, supporting a sizable workforce and visitor traffic. For freight and loading, the facility is being delivered with 30 exterior dock doors, which are critical for high-throughput distribution operations. The design also includes four drive-in doors for flexible access, as well as 13 trailer parking stalls to accommodate staging, storage and loading logistics for trailers and containers.
Commenting on the project, Matthias Trizna, VP of Development for Northern Builders, described the 365,000 square foot facility as the next step in the evolution of Cherry Hill Business Park. His statement underscores that this development is part of an ongoing build-out and modernization of the park rather than a one-off addition. According to the developer, construction is currently underway and substantial completion of the new facility is anticipated by December 2026, positioning the asset to come online in the near term for the New Lenox and greater Chicago industrial markets.
While financial terms of the development and information about the build-to-suit user were not disclosed, the project highlights continued industrial construction activity in a submarket that benefits from strong transportation infrastructure. The scale of the building, its clear height and its loading and parking configuration align with contemporary requirements for logistics, e-commerce and manufacturing users seeking space in the southwest Chicago industrial corridor.
