North Park Ventures Acquires 128,222-SF Flex-Industrial Facility in Chicago

North Park Ventures has completed the acquisition of a 128,222-square-foot flex-industrial property located at 3800 North Milwaukee Avenue in Chicago. The facility is situated in a prime urban infill location on the city’s North Side, offering excellent accessibility to Interstate 90 and the newly completed Metra Grayland Station. This strategic position provides strong connectivity across the greater Chicago metropolitan area.

Originally constructed with functionality in mind, the facility was extensively renovated in 2020. Now 97.5% leased, it features clear ceiling heights ranging from 20 to 23 feet and efficient column spacing, making it ideal for a variety of flex-industrial uses. The tenant mix includes a range of established service-oriented and recreational users. Recent leasing activity includes a new lease signed by SPF Pickleball and an expansion by the Chicago Elite Volleyball Club.

“The acquisition of 3800 North Milwaukee represents an opportunity to own a highly functional, well-located flex-industrial asset in one of Chicago’s most supply-constrained submarkets,” said Robert Sekula, Managing Partner at North Park Ventures.

Industry professionals can hear more insights from top leaders like Carter Andrus, Chief Operating Officer of Prologis, who will be featured as the keynote speaker at the upcoming Connect Industrial Midwest conference. The event is scheduled for Tuesday afternoon, March 10, 2026, at Joe’s Live in Rosemont, Illinois.
