Nomura Eyes Vornado’s Penn 2 for Americas Headquarters Relocation
The U.S. division of Tokyo-based Nomura Holdings is in discussions to potentially relocate its Americas headquarters to Manhattan’s West Side, according to sources cited by Bloomberg News. The firm is reportedly negotiating a lease for space at Penn 2, a recently redeveloped office tower owned by Vornado Realty Trust.
Penn 2, a 31-story building, has undergone significant renovations that include a new facade, an upgraded lobby, and a rooftop lounge. These updates are part of Vornado’s ongoing efforts to enhance the appeal of its properties within the Penn District. The revamped Penn 2 has already attracted major tenants such as Major League Soccer and is also in leasing talks with Universal Music Group NV.
Nomura has been exploring options to reduce its office footprint in Manhattan. Back in 2011, the investment firm signed a lease for over 900,000 square feet at Worldwide Plaza, a deal that solidified the location as its Americas headquarters. While that lease runs through 2033, Nomura holds an option to exit early in 2027.
The potential move aligns with a broader trend among companies seeking modern, amenity-rich office spaces in prime urban locations.
