Nomadworks has committed to a long-term expansion of its coworking platform in Manhattan, signing a new lease for three full floors at 122 W. 27th St. Koeppel Rosen LLC, which serves as leasing and management agent for the Rosen family portfolio, announced that the coworking and flexible office space provider has executed a 16-year, two-month lease totaling 33,783 rentable square feet in the building.

The agreement gives Nomadworks control of the property’s entire ninth, 10th and 11th floors. According to Koeppel Rosen, these floors will be converted into a new coworking location, adding to Nomadworks’ footprint in Manhattan and providing additional flexible workspace options in the city. The long-term structure of the transaction provides visibility for both the landlord’s portfolio and the tenant’s growth plans.

Nomadworks is based in New York City and focuses on coworking and flexible office environments that serve a range of users, including businesses, entrepreneurs and remote professionals. Its locations offer private offices, shared workspaces, meeting rooms and workplace amenities intended to support a variety of workstyles and company sizes. The new space at 122 W. 27th St. will extend this model across multiple full floors in a single Manhattan asset.

On the ownership side, Koeppel Rosen continues to oversee leasing and management responsibilities for the Rosen family portfolio, including 122 W. 27th St. For this transaction, the firm handled landlord representation in-house. Max Koeppel, director of leasing at Koeppel Rosen, represented ownership in the lease negotiations, reflecting the company’s direct role in securing long-term tenancy for the property.

Nomadworks was represented by LSL Advisors, which acted on behalf of the tenant in the lease. The dual representation structure underscores the formal brokerage roles on both sides of the transaction, with Koeppel Rosen advising the ownership and LSL Advisors advocating for the coworking provider’s requirements in terms of space, term and configuration.

In a statement regarding the deal, Max Koeppel noted that Koeppel Rosen is pleased to welcome Nomadworks to 122 W. 27th St. and emphasized the significance of securing a lease with a 16-year, two-month term for the building.
