"New Passive House MF Building in Plymouth: A Milestone in Sustainable Construction"

MPZ Development and Capstone Communities recently celebrated the grand opening of The McElwain School Apartments, a mixed-income housing community in Bridgewater, Massachusetts. This development boasts 57 units of housing, with 51 being affordable for families earning up to 60% of the Annual Median Income. It is comprised of a former school building and a newly-built residential component that marks Plymouth County’s first Passive House multifamily building.

According to Mathieu Zahler, principal at MPZ Development and Jason Korb, principal at Capstone Communities: “This revitalized elementary school site will once again serve as an invaluable asset to the Greater Bridgewater community by providing high-quality housing options at affordable rent levels for hard-working families.”

The $28.9 million project received state and federal historic tax credits as well as community preservation funding. Its financing was made possible through various sources including state grants, local contributions,and low-income housing tax credits.
