New Owner Plans to Transform Former Marathon Headquarters

**MetroNational Acquires Former Marathon Oil Headquarters with Plans for Transformation**

ConocoPhillips has sold the former Marathon Oil headquarters, a 15-story office tower located at 990 Town and Country Boulevard in Houston’s CityCentre, to MetroNational. The 442,000-square-foot building, which was completed in 2022, has remained largely vacant following layoffs initiated shortly after ConocoPhillips’ $22.5 billion acquisition of Marathon Oil last year.

MetroNational intends to repurpose the tower into a multi-tenant office property. Industry analysts say converting former energy sector headquarters into shared office spaces has been a successful strategy in several of Houston’s stronger submarkets. The building’s strategic location in West Houston could position MetroNational well in attracting new tenants.

Real estate firm JLL represented ConocoPhillips in the transaction. As of January, Harris County appraised the property at $164.7 million.
