New Financing Package Announced for Recently Completed Mass Timber Offices in Austin

**Hines Secures Amended Financing for T3 Eastside Office Project in Austin**

A prominent office development in Austin has finalized a revised financial deal. According to CommercialEdge, real estate investment, development, and management firm Hines has extended and amended a $40.6 million financing package for its T3 Eastside office building.

The property, located at 1200 E. Fourth Street in Austin’s Eastside neighborhood, is a 102,200-square-foot Class A office building. The original financing was issued by Zions Bank in 2022 and included a senior loan and a mezzanine note that were set to mature in February. Under the new terms, the amended debt package now comprises solely the unpaid senior loan of $33.9 million, which is scheduled to mature in 2026.

T3 Eastside, Hines’ first mass timber office project in the Austin market, broke ground in 2022 and was completed in 2023. The three-story building offers a mix of commercial and residential space, featuring 15 residential units in addition to office space.

Tenants enjoy a range of upscale amenities, including a fitness center, yoga studio, locker rooms with showers, a tenant lounge, rooftop patio, conference room, and dedicated bike storage. The building also provides 233 on-site parking spaces.

The updated financing highlights continued investment interest in sustainably built, mixed-use office developments in Austin’s growing Eastside district.
