### Commercial Development Planned for McKinney/Prosper Border
A new commercial development, including a grocery store, multifamily housing, and other commercial projects, is in the works for a site in north McKinney, near the Prosper border. Additionally, single-family homes are planned as part of the project, which is being led by Weitzman.
The development is set to be located on the south side of FM 1461 (Frontier Parkway in Prosper) at Custer Road.
According to **Community Impact**, the 127-acre site is owned by Haggard Rhea Mills LLC and still requires zoning approval from the City Council. However, the Planning and Zoning Commission has already approved plans for 79 acres dedicated to single-family residential development, allowing for up to 300 homes. Approximately 34 acres are designated for commercial use, while nearly 11 acres will be allocated for multifamily development. The preliminary plans for the multifamily project outline a three- to four-story complex with about 300 units.
The commercial development is expected to be anchored by a grocery store at the southeast corner of FM 1461 and Custer Road. Construction could begin as early as late 2026 or early 2027.
