New Commercial Project Coming to McKinney-Prosper Border

### Commercial Development Planned for McKinney/Prosper Border

A new mixed-use development featuring a grocery store, multifamily housing, and other commercial spaces is planned for a site in north McKinney, near the Prosper border. Additionally, single-family homes are in the works. **Weitzman** is leading the project.

The development will be located on the south side of FM 1461, also known as Frontier Parkway in Prosper, at Custer Road.

According to *Community Impact*, the 127-acre site, owned by Haggard Rhea Mills LLC, is still awaiting zoning approval from the City Council. The Planning and Zoning Commission has already approved plans for 79 acres designated for single-family residential development, which would allow for up to 300 homes. Additionally, about 34 acres are planned for commercial use, while nearly 11 acres are allocated for multifamily development. Preliminary plans suggest the multifamily project will feature a three- to four-story building with approximately 300 units.

A grocery store will anchor the commercial portion of the project at the southeast corner of FM 1461 and Custer Road. Construction could begin as early as late 2026 or early 2027.
