**Net-Leased Emeryville Data Center Hits the Market for $6.5M**

Starboard CRE, reportedly the largest independently owned commercial real estate firm in San Francisco, has listed a prime data center facility at 6440 Shellmound St. in Emeryville for $6,500,000. The fully wired facility is currently leased under an absolute triple-net lease to Lumen Communications, LLC, with the agreement in place until 2026.

Serving as a key telecommunications facility for CenturyLink since 2000, the property features a windowless design optimized for temperature regulation, making it highly efficient for critical systems. Additionally, the Bay Area’s mild climate helps reduce cooling costs, adding further operational advantages.
