Large corporate occupiers continue to centralize global portfolios with single service providers, reinforcing scale advantages for platform firms like JLL in winning multi-country mandates.

Nestlé has appointed JLL as its global real estate services provider, expanding a long-standing relationship between the multinational food and beverage company and the real estate services firm. The new mandate extends JLL’s responsibilities beyond lease administration to a broader advisory and transaction role across Nestlé’s worldwide property holdings.

Under the agreement, JLL will deliver integrated leasing transaction management and strategic real estate advisory services for Nestlé’s entire portfolio. The scope of work covers office, industrial and retail properties spanning 130 countries, reflecting the scale and geographic reach of Nestlé’s corporate footprint. The assignment is structured to align real estate decision-making with Nestlé’s business objectives across multiple regions and business lines.

JLL is combining its Work Dynamics and Leasing Advisory capabilities into a single, integrated account structure dedicated to Nestlé. This approach is designed to provide consistent service delivery, centralized oversight and coordinated execution for leasing and advisory activity across diverse markets. By consolidating functions that were previously more segmented, the structure aims to streamline processes and improve responsiveness for Nestlé’s internal stakeholders.

A global account team will oversee the Nestlé relationship. The group will be led by Work Dynamics executives Iain Franklin and Louise Humpish, who will direct the integrated account’s operations and service delivery. On the Leasing Advisory side, Jim Panczykowski will continue in his role as relationship executive, maintaining continuity from prior phases of the engagement focused on lease administration.

JLL leadership emphasized that the expanded mandate will draw on the firm’s market intelligence and data capabilities in addition to traditional transaction services. According to JLL, its global platform and analytics are expected to support Nestlé in aligning its diverse portfolio with operational needs, while navigating varying conditions across office, industrial and retail markets worldwide.

The agreement builds on Nestlé’s existing use of JLL for lease administration, effectively broadening that relationship into a fully integrated real estate services platform. With a single provider now coordinating both strategic advisory and leasing transactions on a global basis, Nestlé is consolidating functions that can influence occupancy strategy, portfolio optimization and long-term planning across multiple asset types and geographies.

While commercial terms of the mandate were not disclosed, the scale of the assignment underscores the importance of end-to-end real estate management for large corporate occupiers. For JLL, the expanded role with Nestlé adds to its global Work Dynamics and Leasing Advisory portfolio, reinforcing the firm’s position in managing complex, multi-country corporate real estate programs.
