Nauset Construction has completed a wide-ranging renovation program at Forte at 1440 Beacon, a 136-unit luxury apartment community in Brookline’s Coolidge Corner neighborhood. The property, originally constructed in 1949, is owned and operated by Wingate Multifamily, LLC, an affiliate of Newton-based Wingate Companies.
The work carried out by Nauset targeted multiple aspects of the mid-20th-century building to align it with contemporary multifamily expectations. Upgrades included a reimagined lobby and refreshed common areas, along with improvements to the exterior. Modernization of mechanical, electrical, and plumbing systems was also a key component of the project, addressing building infrastructure as well as aesthetics.
Wingate Companies acquired 1440 Beacon in 2022 with the intention of significantly updating the asset while keeping it in active use. According to Michael Siciliano, senior vice president of acquisitions for Wingate Companies, the strategy centered on bringing the property “fully into the 21st century” without causing major disruption for existing residents. He noted that Nauset’s experience working in occupied buildings was an important factor in successfully executing the scope of work.
The renovation effort has already received industry recognition. Forte at 1440 Beacon was honored with the “Renovated Community of the Year Award” by the Massachusetts Apartment Association, highlighting the scale and quality of the improvements completed at the community. The award underscores the repositioning of the property within the local rental market following the modernization program.
By upgrading common spaces, building systems, and the overall appearance of the asset, Wingate Multifamily and Nauset Construction have repositioned a post-war apartment community into a contemporary luxury offering while maintaining resident continuity throughout the process. The project illustrates how targeted renovation of existing multifamily stock, particularly in established neighborhoods such as Coolidge Corner, can extend the life of older assets and align them with current resident expectations.
