**Trammell Crow’s Nate Stum Shares Insights Ahead of Connect Phoenix Multifamily Event**

In anticipation of the event, we spoke with one of the featured panelists, Nate Stum, Senior Vice President of Trammell Crow’s Phoenix market, for his perspective on the current multifamily landscape.
**Is Maintaining a Competitive Edge More Challenging in High-Growth Markets Like Phoenix?**
“In a high-growth market like Phoenix, I believe maintaining a competitive lead is more challenging compared to slower-growth markets,” said Stum. “The significant job and population growth inevitably attract attention from multifamily developers and capital investors, leading to increased competition. As a result, we share the market with some very capable competitors, which keeps us on our toes and constantly seeking ways to improve our product and differentiate. Fortunately, our strong local presence and proven track record in the Phoenix market have enabled us to remain a leading, best-in-class developer.”
**Is Site Selection About Anticipating Demand or Responding to It?**
“To be competitive, it’s important to do both,” Stum explained. “You have to be careful about being too early in an area that hasn’t seen demand yet because proof of concept is important for risk mitigation and for attracting capital. That said, choosing a site in an area with a lot of supply or a full pipeline also presents challenges. In either scenario, our strategy is to be selective with sites and ensure a locational advantage over the competition.”
**What Matters Most for Attracting Renters in a Competitive Environment?**
“We strive to deliver the best rental product in any submarket,” Stum noted. “That means designing buildings with architecture that reflects the unique character of each location instead of using a one-size-fits-all prototype. We pair high-end, hospitality-focused interior design with top-tier amenities. Attention to detail is something we take great pride in.”
Stum added that strategic location selection plays a key role as well: “We also target areas with limited competition. For example, we’re developing in Central Scottsdale, where multifamily housing projects have been scarce due to zoning challenges. This gives us an edge in offering something new and differentiated in the area.”
