A $900 million rental car and parking facility tied to a broader $4.5 billion expansion signals long-term commitment to airport infrastructure, reinforcing investor confidence in airport-adjacent CRE demand drivers.

Nashville International Airport is moving forward with a major parking and rental car expansion, highlighted by a new six-story facility budgeted at $900 million. The project is designed to house 4,700 rental vehicles alongside 3,000 parking spaces for airport passengers, significantly increasing on-site capacity compared with the airport’s existing garage infrastructure.

The new structure will be situated directly in front of the existing Terminal Garages, positioning the facility at the core of the airport campus. The development is planned as a six-story garage that combines rental car operations and passenger parking under one project scope. Construction responsibilities have been awarded to Messer Construction Co. and Sundt Construction, which have been granted the contract to deliver the facility.

The project program includes several operational upgrades intended to streamline rental car turnover and improve traffic circulation around the terminal. Design plans call for quick-turnaround areas equipped with fueling and car-wash capabilities to support rental car fleets, allowing vehicles to be serviced and put back into circulation on-site. In addition, the development will feature bridges and roadways connecting Terminal Drive to the new facility, creating new circulation paths between the terminal area and the expanded parking and rental car hub.

Infrastructure to support airport shuttle operations is also incorporated into the plan, reflecting the need to coordinate movements between terminals, parking, and rental car operations. A dedicated customer service building for rental car companies will be included as part of the addition, giving rental brands a centralized on-airport location to interact with customers and manage daily operations.

The facility is expected to reach completion in 2029, adding substantial rental vehicle and passenger parking capacity to the airport at that time. The project represents a significant component of Nashville International Airport’s broader capital investment program. Since 2017, the airport has committed approximately $4.5 billion to expansion initiatives, with this rental car and garage development contributing to that ongoing build-out of facilities and infrastructure.

As the airport continues to execute on its multi-year expansion plan, this latest investment underscores a sustained focus on increasing both landside and airside capacity. The combination of additional structured parking, expanded rental car storage and servicing, shuttle infrastructure, and customer service space marks an effort to modernize ground access and support future demand at Nashville International Airport.
