Nashville Developers Building Mixed-Use Project on High-Risk Lot

Building on irregular lots can be a challenging endeavor, but one local developer is embracing the opportunity. According to the Nashville Business Journal, Jared Bradley of 1300 4th Avenue Partners is taking on a triangle-shaped lot for his latest project and sees it as a chance to showcase his creativity. The development will feature both residential and retail components.

Located between Fourth Avenue and neighboring railroad tracks, this unique site has inspired Bradley’s team to think outside the box. The main address of the project will be 1300 Fourth Ave S., where they plan to construct a four-story building with 134 residential units ranging from studios to three-bedroom apartments. In addition, there will be approximately 5,700 square feet dedicated for retail space.

Residents can look forward to an array of amenities such as a swimming pool, spa area, fitness center,and multiple lounge spaces including screened-in porches. With an estimated cost of $42 million,the developers are aiming for groundbreaking on December1st with construction expectedto take about two years.

This mixed-use project in Nashville showcases how developers are taking risks by buildingon unconventional lots in order create innovative spaces that meet market demands.
