**NAI Hiffman Brokers 87,000-SF Medical Office Lease Renewal in New Lenox**
NAI Hiffman has secured an early, long-term lease renewal on behalf of Silver Cross Hospital at 1890 Silver Cross Blvd., a six-story, 174,855-square-foot medical office building located in New Lenox, Illinois.
Silver Cross Hospital providers occupy 87,461 square feet within the building, including the first two levels and eight suites across the upper four floors. Perry Higa, Executive Vice President of Corporate Services at NAI Hiffman, represented Silver Cross in the negotiations. Steve Brooks and Katie McReynolds of NexCore Group represented the building’s owner, Prudential Real Estate Investors.
The lease renewal was completed nearly two years ahead of the existing contract’s expiration. Higa and Vice President Chris Pryor led the effort and restructured the agreement to help reduce costs and align the lease terms with the hospital’s operational goals.
“With the challenges facing healthcare providers — from high construction costs, to inflation, to labor shortages — it’s more important than ever to provide creative real estate solutions for health systems and independent physician groups,” said Higa.
The renewal supports Silver Cross Hospital’s continued presence and service capacity in the New Lenox region, reinforcing the building’s position as a key hub for medical care services in the area.
