Multiple Organizations Collaborate to Develop Distinctive Apartment Community in Denver

**Construction Begins on Innovative Mixed-Use Apartment Community in Denver’s Globeville Neighborhood**

Evergreen Real Estate Group and Globeville Redevelopment Partners have officially broken ground on a new five-story, 170-unit mixed-use development located at 4965 Washington Street in Denver’s Globeville neighborhood. The project brings together a coalition of partners including the City and County of Denver, Rocky Mountain Communities, the GES Coalition, Milender White, Gilmore Construction, EJ Architecture, and John Ronan Architects. The Denver Housing Authority is supporting the development through $85 million in revenue bonds.

With a total project cost of $132 million, the development aims to convert a city-owned lot—formerly home to a car dealership—into a dynamic, community-centered hub providing affordable housing options for families earning between 30% and 80% of the area median income.

In addition to residential units, the development will include the first permanent Denver Public Library branch in the Globeville neighborhood, as well as a community café to be operated by Tierra Colectiva. The project is scheduled for completion in the fall of 2027.

A unique feature of the project is its all-electric design, which includes a mass timber structure combined with a steel-frame façade. Residents will also enjoy a range of on-site amenities including a fitness center, community room, reading room, and 50,000 square feet of outdoor gathering space, reinforcing the goal of creating a vibrant and sustainable community environment.
