**Mortenson Launches Massive Mixed-Use Development in North Phoenix**

Mortenson Development is moving forward with plans to establish a large-scale mixed-use project in North Phoenix. The project is still in early planning stages, but momentum is building after the developer purchased 217 acres of state land for $136 million at a recent Arizona State Land Auction.

The site, previously targeted for a proposed entertainment district and arena for the Arizona Coyotes before the team’s relocation to Utah, will now be transformed through Mortenson’s master plan into a vibrant urban hub. The development is expected to span over 5 million square feet and will be completed in multiple phases. Planned components include office buildings, retail spaces, restaurants, and entertainment venues.

The first phase of the project involves the creation of a 30-acre mixed-use campus featuring at least 350,000 square feet of space. As part of the agreement, Mortenson is required to secure all necessary public infrastructure permits, cover all initial development fees, and obtain the first infrastructure permit for Phase I within three years of approval.

Significantly, the City of Phoenix has agreed to reimburse Mortenson annually for public infrastructure improvements, covering much of the developer’s projected initial costs.

This transformative project is poised to bring new economic and commercial vitality to North Phoenix, setting the stage for long-term growth in the region.
