Backfilling a closed national coffee chain with Mojo Coffee, alongside recent leasing and capital upgrades, underscores how active ground-floor retail can support office occupancy at 70 W. Madison.

Mojo Coffee has launched a new cafe at 70 W. Madison in Chicago’s Loop, occupying a highly visible ground-floor corner of the office tower. The space offers both street entry and direct lobby access, positioning the coffee concept to serve office tenants as well as foot traffic in the surrounding central business district. The building is owned and managed by partners Namdar Realty Group and Mason Asset Management.

The New Zealand-born specialty roaster is opening its latest location amid a period of heightened leasing activity at 70 W. Madison. In recent months, the property has recorded more than 244,000 square feet of leasing transactions, including a mix of notable lease extensions and new tenant commitments. Ownership has focused on modernizing the asset and upgrading the tenant experience as part of a broader effort to grow occupancy.

Namdar Realty Group and Mason Asset Management acquired 70 W. Madison in December 2024 for $85 million. Following the purchase, the partners have continued to allocate capital to infrastructure upgrades, building improvements, and tenant improvement projects. These initiatives are intended to enhance the performance and competitiveness of the multi-tenant office tower within Chicago’s Loop office market.

Mojo Coffee’s arrival fills a 1,576-square-foot retail suite on the building’s ground floor. The cafe replaces a roughly 1,500-square-foot Starbucks that closed as part of broader nationwide store closures. The backfill of this storefront restores an activated coffee use at a prominent corner of the property, providing an on-site amenity that supports daily traffic and convenience for office users and visitors.

The new 70 W. Madison cafe builds on Mojo Coffee’s growing Chicago footprint. The company already operates locations at 190 South LaSalle Street, 200 South Wacker, and 330 N. Wabash Avenue in the River North area. With the addition of the Loop corner space, Mojo Coffee further extends its presence across key downtown corridors, reinforcing its role as a retail and amenity provider to Chicago’s office and business districts.
