Moinian Group Secures Quartet of Leases in Midtown South

Full-floor and penthouse leases by AI and tech tenants at 60 Madison Avenue reinforce sustained flight-to-quality demand for well-located Midtown South office product.

The Moinian Group has executed four new office leases totaling 70,000 square feet at 60 Madison Avenue in the Midtown South office market. The commitments were secured with Foundational Labs, Inc. d/b/a Pace, GovWell Technologies, Inc., The Full Picture, LLC and Tenex Labs, LLC, adding a mix of technology, AI and communications users to the tenant roster at the property. A CBRE team of Gregg Rothkin, Hayden Pascal, Jared London, Taylor Walker and Keegan Schenk represented the building ownership in each of the transactions.

Joseph Moinian, founder and chief executive at The Moinian Group, said that 60 Madison Avenue’s position directly on Madison Square Park within Midtown South continues to draw innovative and fast-growing companies that are in the market for high-quality office space. He characterized the surrounding area as one of Manhattan’s most dynamic business districts, underscoring the property’s appeal to tenants in growth sectors.

Tenex Labs, LLC, described as a leading technology agency focused on delivering innovative solutions, signed the largest of the new leases. The company committed to approximately 25,000 square feet, taking the entire twelfth floor as well as the building’s penthouse level. Tenex Labs was represented in the transaction by Noel Flagg and EN Cutler of Newmark.

Foundational Labs, Inc. d/b/a Pace, an enterprise artificial intelligence startup that builds what it calls an agentic workforce for the insurance industry, leased 17,500 square feet for its offices. The agreement covers the entire seventh floor of 60 Madison Avenue. Pace was represented by Nicholas Markel of Cresa, adding another AI-focused tenant to the property’s lineup.

GovWell Technologies, Inc., which describes its platform as an AI operating system for modern government, also committed to 17,500 square feet within the building. GovWell leased the entire eighth floor, expanding the presence of government-focused technology users in Midtown South. The tenant was represented by Christopher Foerch, Zev Holzman and Riley Scanlon of Savills in the negotiation.

Rounding out the series of deals, The Full Picture, LLC, a strategic communications, brand strategy and production firm, signed for 8,000 square feet. The company will occupy a portion of the eleventh floor at 60 Madison Avenue. The Full Picture was represented by Michael Herz and Waite Buckley of Cresa, further diversifying the property’s tenant base across technology, AI and marketing-related uses.
