CBRE has arranged a $17.1 million refinancing loan for The Crawford Global HQ, a 109,171-square-foot office building in Peachtree Corners, Georgia. The loan was secured on behalf of Midtown Capital Partners, with City National Bank providing the refinancing. The transaction recapitalizes the five-story property, which serves as the global headquarters for Crawford & Company.
CBRE’s Debt & Structured Finance team in Atlanta led the financing assignment. The team was headed by Mike Ryan, Richard Henry, Blake Cohen and Taylor Crowder, who coordinated the debt placement with City National Bank. Their role focused on structuring and arranging the new loan for the fully leased office asset at 5335 Triangle Parkway NW.
The Crawford Global HQ is 100% leased to Crawford & Company, a publicly traded claims management company that has occupied the building as its global headquarters since 2017. Crawford & Company has made a long-term commitment to the location, and the single-tenant structure provides a stable income stream backed by a corporate tenant. The fully leased status of the property was a key feature of the financing profile.
Originally completed in 1989, the building underwent extensive renovations in connection with Crawford & Company’s occupancy. Those improvements included significant capital investment by the tenant to modernize and customize the space for its global headquarters operations. Commenting on the transaction, Mike Ryan noted that the refinancing underscores lender interest in well-performing office properties with durable cash flow and tenants that have made substantial, long-term commitments to their space.
