Middleburg and Capital City Real Estate Close on Fairfax Land for Multifamily Development

Middleburg has announced the closing of a co-general partnership (co-GP) development with Capital City Real Estate. The joint venture has secured both land and financing for The Botanist, a 260-unit luxury multifamily community located at 10350 Eaton Place in Fairfax, Virginia.

The Botanist will feature a single seven-story residential building situated on approximately three acres. The development is positioned just five minutes from the Vienna Metro Station, offering convenient access to major employment hubs such as Tysons, the Dulles Technology Corridor, Washington, D.C., and National Landing—the location of Amazon HQ2.

Construction is set to begin immediately, with the first units expected to be delivered in 2027. The project aims to transform the site into a premium residential community reflecting upscale living and modern amenities.

“Through our growing co-GP platform, we’re able to combine decades of multifamily expertise with local market knowledge to deliver best-in-class investment opportunities,” said Kory Geans, Chief Investment Officer at Middleburg.
