Mid-America Executes Sale of Chicagoland Grocery-Anchored Retail Center
CRE Market Beat Take
The trade highlights ongoing investor appetite for grocery-anchored centers in affluent suburban corridors, with DPI Retail using the asset as a platform entry into the Chicago market.

Mid-America Real Estate Corporation’s Investment Sales Group has arranged the sale of Willow Creek Center, a grocery-anchored regional shopping center in the North Shore suburb of Glenview, Illinois. The property is described as being located within one of Chicagoland’s most sought-after retail corridors, reinforcing its position within an established and affluent trade area.

The shopping center is anchored by a grocery component and complemented by a diverse lineup of national and regional retailers. In addition to its in-line tenants, Willow Creek Center benefits from a shadow-anchoring relationship with a high-performing Target store, which serves as a major traffic driver for the broader retail node.

On the transaction side, Mid-America’s Investment Sales Group acted as the exclusive listing brokers on behalf of the seller, Sperry Equities. The brokerage team was led by Principal Rick Drogosz, Principal and Managing Broker Ben Wineman, and Senior Associate Patrick Corrigan. Their mandate covered marketing the center and executing the sale process for the ownership.

The buyer, DPI Retail, acquired Willow Creek Center as part of its growth strategy. DPI Retail President Fred Vitt characterized the purchase as the firm’s entry point into the Chicago market and indicated that the company plans to expand its presence in the region. The acquisition therefore represents both a single-asset trade and a platform-building move for the buyer within the metropolitan area.

The tenant roster at Willow Creek Center spans multiple retail categories, including grocery, soft goods, fitness, medical, and restaurant uses. Notable retailers include Aldi, Kohl’s, Planet Fitness, and Michaels, supported by complementary medical, dining, and service tenants such as Northwestern Medicine, Chipotle, Jersey Mike’s, and Panda Express. This mix positions the property as a convenience- and necessity-oriented destination for area residents.

The combination of a grocery anchor, established co-tenancy, and adjacency to a strong-performing Target underscores the center’s role within the broader North Shore retail corridor. With the transfer of ownership from Sperry Equities to DPI Retail, Willow Creek Center remains an institutional-caliber asset supported by household-name tenants and a location within the larger Chicago-area retail market.
