Microsoft’s continued land assembly for multiple campuses in the West Valley highlights sustained institutional appetite for large-scale data center development there, reinforcing the subregion’s position as a cluster for hyperscale-ready sites. This concentration may influence future land pricing and availability for other digital infrastructure users seeking expansive footprints nearby.

Microsoft has expanded its land position in Goodyear with the purchase of a 100-acre site where the company is advancing one of its data center campuses in the West Valley. According to reporting cited from The Phoenix Business Journal, the tech company spent more than $130 million on the newly acquired parcel, which was previously owned by Industrial Realty Trust.

The 100-acre site directly adjoins 150 acres that Microsoft acquired in 2019 for $39 million. Combined, the assemblage now totals nearly 250 acres tied to this particular data center campus location in Goodyear. This campus is one of several that Microsoft is building out in the broader West Valley area.

Within Goodyear, Microsoft has two data center campuses either underway or already operating. One is located at the intersection of Citrus and Indian School Roads, where the recently acquired land is situated. The company has a second campus site positioned just south of Goodyear Airpark, reinforcing its concentration of data center development activity within the same municipality.

Beyond Goodyear, Microsoft is also developing a third data center campus in the city of El Mirage, near Luke Air Force Base. Together, the Goodyear and El Mirage locations reflect a cluster of three data center campuses that the company is either constructing or operating across the West Valley.

Across these efforts, Microsoft has spent approximately $473 million to assemble about 800 acres of land in the West Valley for data center uses. The latest 100-acre acquisition adds to this aggregate commitment, increasing the scale of land dedicated to the company’s current and future data center campuses in the area.
