**GCP Paper Secures Financing for 565,765-SF Manufacturing Facility in New Caney, Texas**

GCP Paper, a Mexico-based leader in private label paper products, has secured construction financing for a new 565,765-square-foot manufacturing facility in New Caney, Texas. This facility will serve as the company’s flagship location in the United States.

CBRE Capital Markets’ Debt & Structured Finance team, led by John Fenoglio and Brock Hudson in Houston, arranged the 80% loan-to-cost construction loan in partnership with developer Pontikes. Financing was provided by Jason Greenway and Emily Loomis, along with Cadence Bank. Satterfield & Pontikes is serving as the project’s general contractor.

GCP Paper is a leading producer of private label paper goods in Mexico, including toilet paper, facial tissue, and paper towels. The new U.S. facility will allow the company to expand its footprint and better serve the North American market.

The project is located at 19685 Emerald Lane in the East Montgomery Industrial Park. The development consists of two interconnected single-story buildings: an office and production warehouse, and a mill building.

Construction began in June 2025 and is slated for completion in June 2026.
