Institutional capital targeting a 2016-vintage, amenity-rich tower within a large master-planned district underscores sustained investor appetite for high-quality urban multifamily assets.

A real estate fund managed by Mesirow has acquired the Sixty 11th Apartments for $132 million. According to the Atlanta Business Chronicle, the seller in the transaction was 60 11th Street LLC. The seller previously purchased the 1.25-acre site in 2014 in care of Daniel Realty Co. LLC, an affiliate of Daniel Corp. The Sixty 11th tower was originally structured as a joint venture involving Daniel Corp., Selig Enterprises and MetLife.

The property is a 20-story multifamily tower that was completed in 2016. Sixty 11th Apartments is incorporated into the broader 12th & Midtown master-planned development, which spans multiple blocks. The community includes a total of 320 apartments, offering a mix of one-, two- and three-bedroom floor plans to residents.

Amenities at the property are designed to support both social and wellness-focused lifestyles. Interior offerings include a clubroom and game room, as well as a fitness center that serves residents of the tower. A sky deck at the upper levels of the building provides expansive views of the surrounding skyline, reflecting the property’s position within a dense urban environment.

Outdoor spaces are anchored by a private terrace level that emphasizes landscaping and resort-style features. This terrace incorporates a zero-entry saline swimming pool with a waterfall and tanning ledges, offering multiple ways for residents to use the pool area. The outdoor program also includes several grilling stations, dedicated outdoor dining areas and a bocce court, along with other gathering spaces designed to extend usable living areas beyond the individual units.

Sixty 11th Apartments is further differentiated by its mix of residential and commercial space. The tower includes approximately 15,000 square feet of ground-level retail and restaurant space, which is positioned to serve both residents of the building and visitors to the surrounding district. This street-level activation complements the broader 12th & Midtown master-planned environment and integrates the residential tower into the neighborhood’s daily activity patterns.

The transaction highlights ongoing investor interest in high-amenity, master-planned multifamily communities that combine residential units with on-site retail and extensive shared spaces. While detailed transaction terms beyond the $132 million purchase price were not disclosed, the change in ownership transfers control of a relatively new, amenity-rich tower that has been part of the 12th & Midtown development since its completion in 2016.
