MicroVention, a leading neuroendovascular medical device company, has recently acquired 45 Enterprise in Aliso Viejo for $42.25 million. The nine-story high-rise office building spans over 242,706 square feet and was purchased at a rate of $183 per square foot.
CBRE’s Carol Trapani and Allison Kelly expertly represented MicroVention in this transaction. According to Trapani, the acquisition was made well below replacement cost which will ensure long-term growth potential while also locking in low occupancy costs for the company. Kelly added that although lease rates have remained steady during and after the pandemic, office building values have become highly advantageous for owner-users throughout Orange County.
